Job Description/Requirements
Responsibilities:
- Direct Sales Leadership: Lead end-to-end sales processes for off-plan properties, from lead qualification to contract closing; conduct site visits, presentations, and negotiations to secure bookings and achieve quarterly/annual sales quotas (target: [e.g., $X million in reservations]).
- Business Development: Identify and pursue new partnerships with investors, brokers, and real estate networks; expand market reach through targeted outreach and relationship-building.
- AI Integration: Utilise AI tools (e.g., CRM automation, predictive analytics like ChatGPT or HubSpot AI) to analyse market trends, personalise client outreach, forecast sales pipelines, and optimise lead scoring for higher conversion rates.
- Social Media Strategy: Develop and execute engaging social media campaigns on platforms like Instagram, LinkedIn, Facebook, and TikTok to showcase off-plan projects; grow follower base, run targeted ads, and generate viral content to drive inquiries (target: [e.g., 20% lead growth via social).
- Digital & Content Marketing: Create and manage digital marketing funnels, including SEO-optimised websites, email campaigns, webinars, and PPC ads; produce high-quality content (videos, blogs, virtual tours) to educate and convert prospects into buyers.
- Lead Generation & Nurturing: Build and maintain a robust lead database using tools like Google Analytics, Mailchimp, and AI-driven CRMs; track ROI on all campaigns and A/B test strategies for maximum efficiency.
- Team Collaboration & Reporting: Mentor junior sales staff, collaborate with marketing and design teams; prepare weekly/monthly reports on sales performance, digital metrics, and business development wins using data visualisation tools.
- Market Intelligence: Stay ahead of real estate trends, competitor analysis, and regulatory changes; recommend innovative off-plan sales tactics leveraging AI and digital trends.
Requirements:
- 3+ years in real estate sales/business development, with 2+ years focused on off-plan projects.
- Proven track record in closing sales.
- Hands-on experience in direct sales (e.g., cold calling, client meetings).
- Advanced proficiency in AI tools (e.g., Salesforce Einstein, Jasper AI for content).
- Expert in social media management (Hootsuite, Meta Business Suite) and paid ads.
- Strong digital marketing skills (Google Ads, SEO, email automation).
- Content marketing experience (video editing, Canva/Procreate, storytelling for real estate).
- Bachelor's degree in Business, Marketing, Real Estate, or related field.
- Certifications in Digital Marketing (Google Analytics/Digital Garage) or AI for Sales preferred.
- CRM mastery (HubSpot, Zoho, or similar).
- Analytics tools (Google Analytics, Tableau).
- MS Office/Google Workspace; basic video production.
- Exceptional communicator and negotiator.
- Data-driven decision-maker with creative flair.
- Self-motivated, adaptable, and results-oriented.
