Job descriptions & requirements

Responsibilities:

Development Proposals:

  • A general understanding of the real estate market to provide advice on any market trends that will affect the success of the company’s projects.
  • Develop a project proposal for potential new development or development management projects.
  • Prepare high-level project briefs describing the key elements of the proposed opportunity, as well as prepare relevant data sheets with key areas/data on the project.
  • Liaise with the company’s QS and Procurement Manager to develop the construction or infrastructure cost estimates during the project feasibility stage.
  • Provide information on the project concept and cost to the financial analyst for the development of the financial model.


Cost Management:

  • Prepare the development Budget and cash flow for all projects.
  • Ensure weekly updates of all budgets and cash flows.
  • Prepare, update, and maintain the payment tracker, expenditure to date tracker, and expense trackers, as well as any other relevant cost tracker.
  • Ensure that all trackers are up to date and captured in the budget and cash flow.
  • Receive invoices and process payments for all consultants and contractors in line with the company’s processes and agreements.
  • Ensure all payments are made in line with agreed timelines. Liaise with Finance (or other relevant parties) to resolve any issues relating to invoices and payments.
  • Liaise with Finance to obtain information/updates on the status of project accounts and all payments made relating to the project.
  • Prepare reports/input on all cost-related items for contribution to the weekly, monthly, and board reports.
  • Prepare the final accounts at PC and the end of DLP, and ensure that all costs are captured during the DLP.


Contract Administration:

  • Liaise with the QS and Procurement Manager to ensure all consultants are registered with the company prior to appointment.
  • Managing the consultant selection and tender process. Prepare all relevant consultant contracts/agreements (in discussion with the Legal Department) and other documents relevant to the appointment of all consultants.
  • Administer the consultant’s agreements, ensuring that all terms and conditions are adhered to.
  • Managing the contractor tender and appointment process, ensuring that all relevant contract terms and conditions are incorporated. Ensuring that all bonds and insurances required are obtained from all relevant parties.
  • Administering the contractor and consultant agreements and ensuring that all the company’s responsibilities are carried out in line with the contract terms and conditions.
  • Liaise with the project QS and review recommendations regarding valuations. Make recommendations to the ED.
  • Prepare and issue internal valuation reports and recommendations (or interim certificate). Obtain invoices from contractors and process payments.
  • Providing oversight and compliance on Contract Procedures and Management
  • Prepare reports/input on all contract-related items for contribution to the weekly, monthly, and board reports.


Project Co-ordination:

  • Drawing up Project/Design Briefs which take into consideration key technical (design, lighting, ventilation, ease of construction, circulation, zoning and planning requirements, etc) and financial (construction specifications, efficiency ratios) criteria.
  • Identifying and documenting internal/external client and project objectives. Throughout the life of the development, ensuring time and quality objectives are articulated and achieved.
  • Managing teams of professionals - Architects, Services Engineers, Structural Engineers, and Quantity Surveyors, etc., or entering discussions with “Design/Build” Contractor (called “Contractor”), and ensuring that all consultant timelines and goals are articulated and achieved.
  • Managing the design development and coordination process to ensure the project's technical information is adequate for tender. Scheduling and chairing all design/co-ordination meetings.
  • Advising on the procurement options available and making recommendations as required.
  • Liaising with local authorities and related government agencies regarding zoning and town planning issues, as well as building control. Obtaining all regulatory approvals/certificates - pre, during, and post construction.


Requirements:

  • 8-10 years of experience.
  • Master's in a related field.
