Operational Manager
Job summary
Nimade Properties is seeking an experienced and commercially driven Operations Manager to lead and optimize our deal sourcing, packaging, and short-let operations. This is a hands-on, investor-facing role focused on managing deal flow, ensuring operational efficiency, and delivering high-quality, compliant investment opportunities. You will play a key role in scaling the business by coordinating stakeholders, refining processes, and maintaining a strong pipeline of viable property deals.

Responsibilities:
Deal Sourcing & Packaging:
- Manage the end-to-end property sourcing and deal packaging lifecycle.
- Oversee the creation of high-quality, investor-ready deal packs.
- Ensure seamless handover of completed deals to investors.
- Maintain a consistent pipeline of opportunities across multiple strategies.
Investment & Deal Analysis:
- Assess financial viability, risks, and returns for each opportunity.
- Ensure all deals meet compliance, legal, and operational standards.
- Evaluate property strategies including BTL, HMOs, serviced accommodation, rent-to-rent, commercial conversions, and multi-unit investments.
Stakeholder Management:
- Act as the primary point of contact for investors, agents, brokers, and partners.
- Build and maintain strong, trust-based relationships.
- Communicate opportunities clearly and professionally to investors.
Operations & Short-Let Management:
- Oversee onboarding and ongoing operations of short-let and managed properties.
- Ensure properties are set up and operated to high standards.
- Monitor performance and optimize occupancy and returns.
Process & Performance Management:
- Develop and manage SOPs, systems, and operational workflows.
- Track KPIs related to deal flow, conversion, and operational efficiency.
- Manage contractors, suppliers, and service providers.
Requirements:
- Proven experience in property sourcing, deal packaging, or investor-focused property operations.
- Strong understanding of UK property investment strategies and financial analysis.
- Confident communicator with the ability to engage investors and stakeholders.
- Highly organised, detail-oriented, and process-driven.
- Commercially minded with strong problem-solving skills.
- Ability to work independently in a remote environment.
