Job Description
The Project Manager is responsible for leading projects from preconstruction through closeout with clarity, accountability, and collaboration.
At Cornerstone, Project Management is not a stepping stone. It is a respected, well-compensated role for professionals who take pride in execution.
Key Responsibilities

  • Prepare accurate and complete cost estimates, including conceptual budgets, value engineering, detailed quantity take-offs, and production analysis.
  • Lead bid processes for hard bid, negotiated, GC/CM, and design-build projects, including subcontractor solicitation, evaluation, and buyout.
  • Establish clear expectations for scope, budget, schedule, and deliverables.
  • Build and maintain strong relationships with owners, developers, design teams, and trade partners.
  • Own project budgets and profitability through disciplined cost control, forecasting, and risk management.
  • Manage RFI’s, submittals, meeting minutes, addenda, ASIs, and document revisions using Procore.
  • Identify scope changes early and manage timely pricing, documentation, and approvals.
  • Manage owner and subcontract agreements, insurance, bonds, and contractual requirements.
  • Coordinate drawings, subcontractors, materials, procurement, and decisions to keep projects aligned and moving forward.
  • Identify and resolve contractual and scope-related challenges proactively.
  • Partner closely with project superintendents to remove obstacles and support field execution.
  • Deliver a positive client experience from preconstruction through closeout.
  • Plan and execute project closeout, including O&M’s, as-builts, warranties, training, punchlist, and final billing.
  • Ensure projects close efficiently, accurately, and professionally.

Qualifications

  • Bachelor’s degree in construction management, engineering, or equivalent experience
  • 5+ years of commercial construction project management experience
  • Experience in estimating and managing multiple projects ranging from $5-10 million
  • Strong communication, leadership, organizational, and problem-solving skills
  • Proficiency with MS Office suite, MS Project, Bluebeam, and Procore
  • Valid and insurable driver’s license
  • Position subject to pre-employment drug screening
