Operations Officer
Job summary
Primary responsibilities consist of the direct oversight of a portfolio of real estate assets, specifically focusing on operations management and financial performance, including budgeting, cash flows and variance review, etc. The role objective is to maximise operational performance while creating value at the individual asset and portfolio level and mitigating portfolio risk. The role includes ownership of property performance as well as daily operations, including leasing, client relations, resident relations, marketing, outreach and property upkeep. We need an individual with leadership potential who radiates positivity and is passionate about driving great property performance and superior customer service. The position requires some travel, flexibility, independent work, and the ability to multi-task in a fast-moving work environment.

Responsibilities:
- Prepare and review monthly, quarterly, and annual budget variance reports, identifying and presenting areas of concern and potential areas of improvement for senior management
- Monitor and identify opportunities to increase income and/or reduce expenses such as managing utility expenses, increasing recoveries from residents, appealing real estate tax re-assessments utilizing third-party consultants, etc.
- Assist with due diligence on markets and properties for new development projects and with the transition of newly completed properties into portfolio asset management platform
- Review and audit property performance vs. budgets, communicating with the corporate office and ownership entities as necessary
- Maintain good rapport with all prospective and current residents, vendors, and team members
- Have a good knowledge of lease terms, specifications, and policies
- Ensure resident records are properly maintained
- Oversee the approval of lease applications, preparation of leases, move-ins, move- outs, and confirm residences are move-in ready
- Conduct constant and continuing market research to serve as an input to setting rents and leasing specials
- Apply established sale and marketing strategies to increase traffic, maintain closing ratios and meet or exceed budgeted occupancy
- Audit and approve maintenance and other vendor invoices
- Own and ensure completion of all proactive maintenance and service activities, including preventative maintenance
- Oversee and support daily operations, including answering calls, showing residences, performing inspections, and any necessary paperwork, posting rent, etc.
- Handle any escalated resident issues
- Maintain good rapport and continue to develop strong relationships with our third- party owners
- Prepare and update occupancy and maintenance-related manuals
Requirements:
- B.Sc. in real estate, estate management, business administration, finance, or a related field.
- 3–5 years of relevant experience in real estate operations and property management.
- Proven experience managing real estate/property operations, including leasing, occupancy, maintenance, tenant/resident relations, and vendor management.
- Strong knowledge of budgeting, financial reporting, cash-flow management, and variance analysis.
- Strong customer service, communication, and relationship-management skills, with the ability to manage residents, clients, vendors, and third-party owners.
- Strong leadership, problem-solving, organisational, and multitasking skills, with proficiency in Microsoft Office and the ability to work independently in a fast-paced environment.
- Have a customer-first mindset with the desire to go above and beyond in order to ensure client satisfaction while being able to adapt to varying personalities and workstyles
- Ability to thrive in a fast-paced environment where responsiveness is critical
- Previous direct customer service experience required
- Strong organizational skills with the ability to prioritize tasks based on urgency
- Ability to work independently and also to work closely with other team members
- Strong understanding and experience with budgets and reporting
- Superior attention to detail, high energy and positive attitude

Remuneration: NGN 500,000 Monthly Gross
