Responsibilities:
- Develop, implement, and continuously improve comprehensive preventive, corrective, predictive, and condition-based maintenance programs designed to maximize the lifespan and operational efficiency of all facility assets and equipment.
- Establish maintenance schedules and work plans that ensure all facility systems receive timely inspection, servicing, repairs, and upgrades in accordance with manufacturer recommendations and industry best practices.
- Oversee the maintenance and operation of all critical facility systems, including but not limited to Electrical installations and distribution systems, Power generation systems, and generator, Heating, Ventilation, and Air Conditioning (HVAC) systems, Plumbing and water reticulation systems, Lighting systems, Utility infrastructure, and ancillary equipment
- Conduct routine inspections of facilities to identify maintenance requirements, operational deficiencies, potential risks, and opportunities for improvement.
- Ensure all maintenance activities are executed in a timely, professional, and cost-effective manner while minimizing disruption to business operations.
- Develop maintenance standards, procedures, and operational guidelines to ensure consistency and quality of service delivery across all facilities.
- Plan, organize, and coordinate daily work activities of maintenance technicians, artisans, janitors, cleaners, and maintenance supervisors.
- Identify, evaluate, recommend, and manage qualified contractors, consultants, and service providers for maintenance and facility-related services.
- Maintain effective relationships with vendors and suppliers to ensure reliable service delivery and favorable commercial terms.
- Participate in contract negotiations and vendor selection processes to achieve value for money and operational efficiency.
- Develop and implement strategies aimed at reducing equipment failures, minimizing maintenance-related expenses, and optimizing resource utilization.
- Ensure proper accountability and control of maintenance resources, materials, tools, equipment, and consumables.
- Ensure full compliance with all applicable health, safety, environmental, and statutory regulations governing facility operations and maintenance activities.
- Ensure maintenance personnel and contractors consistently utilize appropriate Personal Protective Equipment (PPE) and follow safe work practices.
- Maintain accurate records of statutory inspections, certifications, licenses, permits, and regulatory approvals.
- Liaise with regulatory agencies and relevant authorities during inspections, audits, and compliance assessments.
- Develop and maintain a comprehensive asset register covering all facility assets, equipment, infrastructure, and utility systems.
- Implement asset lifecycle management strategies aimed at maximizing asset performance, reliability, and return on investment.
- Monitor equipment condition, performance trends, and maintenance history to facilitate informed decision-making regarding repairs, refurbishment, or replacement.
- Ensure accurate documentation of asset records, maintenance histories, warranties, and technical specifications.
- Recommend modernization initiatives and technological improvements that enhance facility performance and sustainability.
- Establish and maintain comprehensive maintenance documentation systems and records management processes.
- Track and analyze Key Performance Indicators (KPIs) to measure departmental effectiveness and identify improvement opportunities.
- Respond promptly and professionally to facility complaints and operational challenges raised by clients, occupants, management, and other stakeholders.
Requirements:
- Minimum of a Higher National Diploma (HND) in Electrical Engineering, Mechanical Engineering, Facility Management, Estate Management, Building Technology, or a related discipline
- Possession of relevant professional certifications will be an added advantage, including Facility Management, Professional Certifications, HSE Certifications, Etc
- Minimum of 3 years of progressive experience in facility maintenance, engineering maintenance, or facility management.
- Minimum of three (3) years of supervisory or managerial experience.
- Experience in contractor management, budgeting, asset management, and health and safety compliance.
- Strong Technical Knowledge of Building Systems and Infrastructure. Possesses extensive knowledge and practical experience in the operation, maintenance, troubleshooting, repair, and optimization of a wide range of building systems and infrastructure.
- Possesses strong analytical skills with the ability to assess complex situations, interpret technical and operational data, identify trends, and make informed decisions.
- Demonstrates exceptional verbal and written communication skills with the ability to engage effectively with employees, management, clients, contractors, vendors, regulatory agencies, and other stakeholders.
- Possesses sound financial management capabilities with experience in preparing, managing, and monitoring maintenance budgets, capital expenditure plans, and operational forecasts.
- Possesses exceptional organizational abilities with a proven capacity to manage multiple responsibilities, projects, and priorities simultaneously
- Demonstrates the capacity to remain calm, focused, and productive in demanding and fast-paced environments. Capable of responding effectively to emergencies, equipment failures, operational disruptions, and competing priorities while maintaining service quality and achieving organizational objectives.
