Job descriptions & requirements
Responsibilities:
- Financial Planning & Budgeting: Develop annual operating budgets, track project costs against forecasts, and prepare variance reports for management.
- Property Portfolio Accounting: Monitor escrow accounts, track buyer installment plans, manage tenant lease agreements, and ensure timely rent collections.
- Vendor & Contractor Payments: Review and process interim payment certificates (IPCs) for construction contractors, sub-contractors, and material suppliers.
- Taxation & Financial Compliance: Manage corporate tax computations, ensure timely filing of statutory returns (VAT, WHT, CIT), and liaise with relevant tax authorities.
- Cash Flow Management: Monitor daily cash positions, prepare cash flow forecasts, and optimize working capital for active real estate projects.
- Audit & Reporting: Lead the preparation of end-of-year financial statements and serve as the primary contact for internal and external auditors.
Requirements:
- Bachelor’s degree in Accounting, Finance, or Economics; ICAN, ACCA, or equivalent professional certification is strongly preferred.
- 3–5 years of progressive accounting experience in real estate, property investment, or construction.
- Advanced proficiency in accounting software (e.g., Sage 50, QuickBooks, SAP) and financial modeling in Excel.
- Thorough understanding of real estate financial regulations, joint-venture accounting, and local tax laws.
- Strong leadership, negotiation, and analytical skills.
