Valuation Officer

Responsibilities:

• Conduct physical inspections of residential, commercial, industrial, and other properties for valuation purposes.
• Collect and verify information on property location, size, condition, improvements, ownership, and use.
• Carry out market research to determine current property values, rental values, and market trends.
• Analyze comparable property transactions, rental evidence, and other relevant market data.
• Prepare property valuation calculations using appropriate valuation methods.
• Prepare detailed valuation reports for clients, financial institutions, investors, companies, and other stakeholders.
• Conduct valuations for purposes such as sale, purchase, mortgage, insurance, investment, taxation, compensation, and asset reporting.
• Assess land, buildings, fixtures, improvements, and other relevant property components.
• Maintain accurate records of property inspections, market evidence, calculations, and supporting documentation.
• Assist with property surveys, measurements, photographs, and collection of site information.
• Liaise with property owners, tenants, clients, estate agents, financial institutions, and other relevant parties during valuation assignments.
• Monitor property market developments, rental trends, construction costs, and economic factors affecting property values.
• Ensure valuation reports are accurate, well-supported, and completed within agreed deadlines.
• Review property documentation and identify factors that may affect valuation.
• Assist senior valuers with complex valuation assignments and professional advisory work.
• Maintain confidentiality of client information and property records.
• Ensure valuation activities comply with applicable professional standards, regulations, and company procedures.
• Prepare periodic reports on valuation assignments and other property-related activities.

Requirements:

• Bachelor's degree or HND in Estate Management, Estate Surveying and Valuation, Valuation Surveying, or a related field.
• Proven years of relevant experience in property valuation or estate surveying.
• Professional qualification or membership of the Nigerian Institution of Estate Surveyors and Valuers (NIESV) is an advantage.
• Strong knowledge of property valuation principles, methods, and real estate market practices.
• Good understanding of property inspection, measurement, market research, and comparable analysis.
• Proficiency in Microsoft Office, particularly Excel and Word.
• Familiarity with property databases, valuation software, mapping tools, or GIS is an advantage.
• Strong analytical, numerical, and report-writing skills.
• Excellent attention to detail and ability to work with property-related documentation.
• Good communication and negotiation skills.
• Ability to conduct field inspections and travel to different property locations when required.
• Ability to work independently and meet deadlines.
• A valid driver's licence is an added advantage.
