Job summary
Our client, a leading Real Estate firm in Abuja, is seeking an experienced Quantity Surveyor.
Job descriptions & requirements
- Prepare and manage Bills of Quantities (BOQs), cost estimates, budgets, valuations, andcost control reports for real estate development and construction projects.
- Conduct cost planning, cost analysis, value engineering, and financial monitoring throughout the project life-cycle.
- Measure completed works and prepare interim and final valuations, variation assessments, measurement sheets, and payment certificates.
- Review drawings, specifications, and contract documents to ensure accurate measurement, pricing, and cost planning.
- Monitor project expenditure against approved budgets and identify cost variances, risks, and potential overruns, recommending appropriate corrective actions.
- Conduct regular site inspections to verify work progress, quantities, materials, and compliance with approved specifications.
- Support the procurement and tendering process, including preparation of tender documents, evaluation of quotations, and cost comparisons.
- Prepare and review variations, claims, subcontractor valuations, and final accounts.
- Coordinate with contractors, consultants, project managers, architects, engineers, an internal teams to ensure effective cost and project delivery.
- Maintain accurate records of project costs, measurements, valuations, contracts, and commercial documentation.
- Ensure all cost management and quantity surveying activities comply with applicable regulations, contractual requirements, and Company standards.
- Use Odoo or similar ERP systems for project monitoring, budgeting, procurement, reporting, and documentation.
- Prepare regular cost and commercial reports for management and other relevant stakeholders.
- Provide commercial advice to management on project costs, procurement decisions contract matters, and cost-saving opportunities.
- Bachelor’s Degree in Quantity Surveying
- Relevant professional Quantity Surveying certification/membership is mandatory, such as membership of the Nigerian Institute of Quantity Surveyors (NIQS) or other recognised professional body.
- Minimum of 5 years’ relevant experience in real estate development and construction.
- Proven experience in residential, commercial, or estate development projects. Strong knowledge of quantity surveying principles, construction costs, contract administration, measurement, valuation, procurement, and cost control.
- Proficiency in Quantity Surveying and estimating software such as CostX, PlanSwift, QS CAD, or similar tools.
- Familiarity with Odoo or similar ERP/project management systems is an advantage.
- Strong analytical, numerical, documentation, and reporting skills.
- Excellent negotiation, communication, and stakeholder management skills.
- Strong attention to detail and ability to identify cost discrepancies and commercial risks.
- Ability to work independently, meet deadlines, and manage multiple projects simultaneously.
