Job Title: Project Manager

Salary: 500,000 – 600,000 Monthly

Location: Igbo Efon, Lekki, Lagos

We are a real estate development company committed to delivering high-quality residential and commercial projects. We are seeking an experienced Project Manager with a strong background in Quantity Surveying or Architecture to oversee project planning, coordination, costing, design interpretation, and site execution across our development portfolio.

Key Responsibilities

• Lead and manage end-to-end project planning, scheduling, execution, and delivery.
• Prepare work programs, project timelines, and progress milestones, ensuring timely execution of all construction activities.
• Conduct regular site inspections, monitor quality, track progress, and ensure adherence to specifications and safety standards.
• Coordinate closely with architects, engineers, contractors, suppliers, and consultants to ensure alignment throughout the project lifecycle.
• Interpret architectural, structural, and technical drawings, resolving discrepancies and providing technical guidance to the site team.
• Prepare and review detailed cost estimates, bills of quantities, budgets, and cash flow forecasts.
• Monitor and control project expenditures, highlight potential overruns, and implement cost-saving and value-engineering measures.
• Review and verify contractor quotations, variations, work valuations, and payment certificates.
• Manage procurement of materials, subcontractors, and services; evaluate bids, negotiate pricing, and recommend suitable vendors.
• Lead project and site meetings, document key decisions, and follow up on action items to ensure timely delivery.
• Manage project risks, delays, variations, and approvals, ensuring proper documentation and prompt escalation when required.
• Oversee contract administration and ensure compliance with contractual terms, project scope, and quality standards.
• Review material samples, finishes, and technical submissions for compliance with design and quality expectations.
• Prepare weekly and monthly project progress reports for management, highlighting milestones, challenges, and recommendations.
• Ensure all statutory requirements, regulatory approvals, and development documentation are properly managed and updated.

Key Requirements

• Bachelor’s degree in Quantity Surveying, Architecture, Construction Management, or a related field.
• Minimum of 10 years experience managing construction or real estate development projects.
• Background in Quantity Surveying, Architecture is required.
• Strong technical knowledge of drawings, construction methods, materials, and industry standards.
• Proficiency in project planning tools (e.g., MS Project), QS software, AutoCAD, and Microsoft Office Suite.
• Excellent cost management, budgeting, negotiation, and reporting skills.
• Strong leadership, communication, coordination, and stakeholder management capability.
• Ability to manage multiple tasks in a fast-paced environment with high attention to detail.
• Must reside within close proximity to Igbo Efon, Lekki.
