Job descriptions & requirements

Responsibilities:

Project Planning & Delivery:

  • Develop comprehensive project plans, including project scope, timelines, budgets, resource allocation, and deliverables.
  • Coordinate and manage all phases of construction projects from initiation through final handover.
  • Monitor project progress and implement corrective actions to ensure timely and successful delivery.
  • Anticipate project risks and develop mitigation and contingency plans.


Budget & Commercial Management:

  • Prepare and manage project budgets, ensuring efficient utilization of resources.
  • Monitor project costs and expenditures to ensure alignment with approved budgets.
  • Support contract negotiations with contractors, subcontractors, suppliers, and vendors.
  • Review and manage project variations, change orders, and cost implications.


Team Leadership:

  • Lead multidisciplinary project teams, including architects, engineers, contractors, consultants, and subcontractors.
  • Assign responsibilities, monitor performance, and ensure project teams have the resources required to meet project objectives.
  • Foster collaboration, accountability, and effective communication across all project stakeholders.


Quality, Safety & Compliance:

  • Ensure all construction activities comply with applicable building regulations, safety standards, and company policies.
  • Conduct regular site inspections to monitor quality, progress, and compliance.
  • Resolve construction issues promptly while maintaining quality and safety standards.
  • Oversee final inspections and project close-out activities to ensure all work meets required specifications.


Stakeholder Management:

  • Serve as the primary point of contact for clients, consultants, contractors, regulatory bodies, and internal stakeholders.
  • Provide regular project updates covering progress, budget performance, risks, and key milestones.
  • Facilitate project meetings and ensure stakeholders remain aligned on expectations and project objectives.


Knowledge Management & Continuous Improvement:

  • Document project lessons learned, best practices, and key decisions to build organizational knowledge.
  • Develop and maintain project documentation, templates, standard operating procedures (SOPs), and implementation guides.
  • Mentor junior project team members and promote knowledge sharing across projects.
  • Identify opportunities to improve project delivery processes, project governance, and operational efficiency.
  • Contribute to the development of project management standards and frameworks that strengthen organizational capability.


Documentation & Reporting:

  • Maintain complete and accurate project documentation, including contracts, reports, schedules, inspection records, and change orders.
  • Produce periodic project reports and dashboards for management review.
  • Ensure proper project close-out documentation and handover to relevant stakeholders.


Requirements:

  • Bachelor's degree in Civil Engineering, Building Technology, Architecture, Construction Management, Quantity Surveying, or a related discipline.
  • Minimum of 5 years' experience managing construction or real estate development projects.
  • Strong understanding of project planning, budgeting, scheduling, contract administration, and risk management.
  • Working knowledge of Nigerian building regulations, health and safety requirements, and construction best practices.
  • Proven ability to lead cross-functional teams and manage multiple projects simultaneously.
  • Excellent stakeholder management, negotiation, and communication skills.
  • Proficiency in Microsoft Project, Primavera P6, Microsoft Excel, and other project management tools.
  • Strong analytical, organizational, and problem-solving skills.
  • Experience developing project documentation, SOPs, or knowledge management resources is an added advantage.
  • Professional certifications such as PMP, PRINCE2, COREN, or PMI-SP are an added advantage.
