Job summary
Our client is seeking an experienced Facility/Property Manager to oversee the operational performance, maintenance, and commercial success of its real estate portfolio. This role requires a hands-on professional who can balance property administration, facility operations, tenant management, and revenue generation.

Responsibilities:
Commercial Property Management:
- Marketing available residential and commercial spaces to prospective tenants.
- Negotiating lease terms and managing tenancy agreements in collaboration with the Legal team.
- Monitoring market trends and advising management on rental pricing and property value adjustments.
- Managing tenant expectations and implementing retention strategies.
- Serving as the primary point of contact for tenant enquiries and complaints.
- Maintaining positive landlord-tenant relationships to support long-term occupancy.
Renovations and Capital Projects Management:
- Planning, budgeting, and coordinating upgrades, refurbishments, and expansions of facilities and properties.
- Ensure projects are delivered on time, within budget, and in compliance with safety, regulatory, and quality standards.
- Collaborate with contractors, architects, and internal stakeholders to align outcomes with organizational objectives and long‑term asset value.
Financial Administration & Reporting:
You will support the financial performance of the property portfolio through:
- Prompt collection of rent and approved tenant payments.
- Monitoring occupancy levels and identifying revenue leakage risks.
- Preparing periodic reports on rental income, occupancy performance, and operational costs.
- Supporting budget preparation and cost control initiatives.
- Providing recommendations that enhance profitability and operational efficiency.
Facility Operations & Asset Management:
- Supervising cleaning and facility readiness activities before business commencement each day.
- Managing routine and preventive maintenance schedules.
- Coordinating servicing and fueling of generators.
- Monitoring the maintenance of air-conditioning systems and office equipment.
- Maintaining asset registers and serving as custodian of company keys.
- Ensuring all facilities meet required operational and safety standards.
Fleet & Logistics Oversight:
You will oversee company vehicles by:
- Monitoring vehicle condition and usage.
- Reviewing vehicle logbooks on a bi-weekly basis.
- Tracking registrations, permits, insurance, and renewal timelines.
- Ensuring renewals are processed before expiration dates.
- Coordinating repairs and maintenance activities where required.
Vendor & Utility Management:
You will coordinate third-party service providers and critical utilities by:
- Managing cleaning, maintenance, security, and other outsourced service providers.
- Monitoring vendor performance and verifying service quality before payment approval.
- Ensuring uninterrupted utility services across all properties.
- Managing payments for electricity, water, waste management, and other essential services.
- Overseeing office stationery and consumable inventories to prevent shortages.

The successful candidate will:
- Maintain high occupancy rates across company properties.
- Ensure facilities remain operational with minimal downtime.
- Deliver excellent tenant satisfaction and retention levels.
- Maintain effective vendor performance and cost control.
- Ensure timely utility payments and uninterrupted service availability.
- Provide accurate property and financial reports to management.
- Drive operational efficiency while supporting business growth objectives
Requirements:
- Minimum HND in Estate Management, Urban & Regional Planning, or a related discipline.
- MBA will be an added advantage
- Minimum of 5 years post-qualification experience in Real Estate, Quantity Surveying, Facility Management, or related fields.
- Demonstrated experience in property letting, facility administration, and tenant management.
- Proven track record managing operational and administrative responsibilities within a property environment.
- Strong proficiency in Microsoft Excel.
- Working knowledge of accounting software and financial reporting tools.
