We are seeking an experienced Auditor/Chartered Accountant with strong real estate and property development experience to oversee financial controls, project reviews, and audit activities. The role will ensure the accuracy and integrity of transactions relating to property development, sales, collections, land acquisition, and estate's concerns.

Job descriptions & requirements

Responsibilities:

  • Conduct comprehensive audits of real estate transactions, projects, subsidiaries, and business units to ensure financial accuracy, compliance, and proper application of internal controls.
  • Review property sales transactions, customer payment schedules, deposits, instalment payments, outstanding balances, refunds, and revenue recognition.
  • Audit and reconcile property sales and customer receivables to ensure all collections are accurately captured and properly allocated to customer accounts.
  • Review project accounts and monitor project costs, including land acquisition, construction, infrastructure, professional fees, approvals, consultants, contractors, and other development expenses.
  • Verify project expenditures against approved budgets, contracts, work orders, and project milestones and identify cost overruns or irregular expenditure.
  • Review the financial performance and profitability of individual real estate projects and provide management with variance analysis and recommendations.
  • Conduct audits of land acquisition transactions, including payments, documentation, associated costs, and supporting approvals.
  • Review payments to contractors, consultants, suppliers, and service providers and verify that payments are supported by appropriate documentation and approvals.
  • Assess controls around property inventory, unsold units, completed developments, work-in-progress, and other real estate assets.
  • Perform periodic reconciliation of customer accounts, bank collections, property sales records, and the organisation’s accounting records.
  • Monitor compliance with approved budgets and financial policies across property development and other operational activities.
  • Review joint venture, partnership, development, and property-related agreements from a financial and control perspective.
  • Liaise with project, commercial, sales, finance, procurement, and legal teams to investigate and resolve financial and audit issues.
  • Coordinate with external auditors, tax consultants, and other professional advisers during statutory audits and financial reviews.
  • Prepare detailed audit findings, management reports, and recommendations for improving financial controls and project profitability.
  • Track implementation of audit recommendations and report outstanding control issues to Management.


Requirements:

  • Bachelor’s degree in Accounting, Finance, or a related field.
  • Must be a Chartered Accountant (ACA/ACCA) with relevant professional membership.
  • 3-6 years of relevant experience, with significant experience in real estate, property development, construction, or a related industry.
  • Proven experience auditing real estate development projects from land acquisition through construction, sales, completion, and handover.
  • Experience reviewing project budgets, development costs, contractor payments, project profitability, and cost variances.
  • Strong understanding of financial controls around property sales, customer collections, receivables, and property inventory.
  • Knowledge of applicable Nigerian accounting standards, tax regulations, and financial reporting requirements.
  • Strong proficiency in Microsoft Excel and accounting/ERP systems.
  • Excellent analytical, investigative, and financial reporting skills.
  • Strong ability to identify financial leakages, irregularities, and control weaknesses.
  • Excellent communication and stakeholder management skills.
