About the Role
We are seeking a high performing Real Estate Private Equity Associate with 5+ years of institutional experience across acquisitions, underwriting, due diligence, and transaction execution — a judgment-driven professional who understands how to transform raw deal flow and imperfect information into conviction-grade investment decisions.
The ideal candidate is a professional who has operated inside high-stakes investment environments, supported complex real estate transactions end-to-end, and is now ready to function at the intersection of capital protection, risk underwriting, and strategic narrative control.
You will act as both a principal-in-training and a force multiplier for senior decision-makers — capable of compressing decision timelines, surfacing risk early, and elevating the firm’s investment standards with institutional precision.
Core Mandate
To protect and compound investor capital by underwriting, diligence, and executing real estate investments with clarity, discipline, and New York–specific judgment, while building repeatable decision frameworks across the investment platform.
Key Responsibilities
1. Investment Underwriting & Financial Architecture
Own institutional-grade underwriting that survives IC and lender scrutiny.
- Build and maintain advanced real estate models (DCF, development, value-add, equity waterfalls, sensitivities)
- Price downside risk, timing friction, and capital stack fragility — not just base-case IRRs
- Translate complex assumptions into decision-ready outputs
2. New York–Specific Market & Regulatory Intelligence
Underwrite reality — not theory.
- Incorporate rent regulation, permitting timelines, labor dynamics, and political risk into models
- Assess time-to-execution as a core investment variable
- Identify when certainty outperforms headline returns
3. Due Diligence & Transaction Execution
Serve as a control center from LOI to close.
- Lead financial diligence: rent rolls, leases, expenses, budgets, feasibility
- Coordinate third-party advisors (legal, appraisal, construction, lenders)
- Manage closing checklists, document accuracy, and execution risk
4. Investment Committee Materials & Narrative Control
Shape how decisions are made.
- Prepare IC memos and investment narratives that surface risk before upside
- Anticipate objections and pre-wire stakeholders
- Communicate trade-offs clearly without hiding behind spreadsheets
5. Portfolio & Asset Performance Intelligence
Monitor value creation post-close.
- Track KPIs: NOI, DSCR, occupancy, leasing velocity, budget vs. actuals
- Update asset management models and flag deviations early
- Recommend operational or capital-structure adjustments
6. Capital Markets & Investor Support
Support capital formation with credibility.
- Assist in capital raises, lender engagement, and JV structuring
- Prepare investor decks, performance reports, and financial exhibits
- Analyze leverage, cost of capital, and downside protection
7. Process Discipline & Institutional Scaling
Reduce friction for senior leadership.
- Improve underwriting templates, diligence workflows, and decision cadence
- Catch errors others miss and surface issues early
- Build systems that make excellence repeatable
8. Research & Strategy
- Conduct deep market research on demographic trends, submarket performance, regulatory risks, and economic indicators.Â
- Provide insights that support acquisition strategy and allocation decisions.
Required Expertise
Experience
5–7+ years in real estate private equity, investment banking, or principal investing
Education
Bachelor’s in Finance, Economics, Real Estate; MBA or MSRE preferred
Technical Mastery
Advanced Excel modeling, DCFs, waterfalls, development budgets, sensitivities
Transaction Fluency
LOI-to-close exposure, diligence, contracts, lender coordination
Communication Excellence
IC-grade writing, verbal clarity, stakeholder confidence
