Job summary
The Branch Manager is responsible for the overall management, growth, profitability, and performance of the branch. The role requires strong leadership and proven expertise in real estate sales, business development, client relationship management, and team supervision.

Responsibilities:
Branch Management & Leadership:
- Take full responsibility for the day-to-day management and performance of the branch.
- Set monthly, quarterly, and annual sales and revenue targets for the branch.
- Develop strategies to achieve and exceed branch targets.
- Lead, supervise, motivate, and manage real estate consultants and other branch employees.
- Conduct regular team meetings, sales reviews, and performance assessments.
- Ensure every team member has clear targets, responsibilities, and performance expectations.
- Build a high-performance, professional, and accountable sales culture.
- Monitor staff attendance, productivity, discipline, and overall conduct.
Real Estate Sales & Revenue Generation:
- Drive the sale of residential, commercial, land, and investment properties within the Company's portfolio.
- Develop and implement effective sales strategies to increase property sales and revenue.
- Monitor individual and branch sales pipelines from lead generation through to closing.
- Ensure agents actively follow up on leads and prospective clients.
- Personally participate in high-value and strategic property transactions where necessary.
- Monitor conversion rates and identify opportunities to improve sales performance.
- Develop strategies to increase repeat business and client referrals.
Agent Recruitment, Training & Development:
- Support the recruitment and onboarding of competent real estate consultants.
- Train new and existing agents on property knowledge, sales techniques, negotiation, prospecting, and closing.
- Conduct regular coaching sessions and sales training.
- Monitor individual agent performance against agreed targets.
- Identify underperforming team members and implement appropriate improvement plans.
- Recognize and encourage high-performing agents.
- Build a strong pipeline of productive and motivated real estate professionals.
Lead Generation & Business Development:
- Develop strategies for generating qualified property leads.
- Identify new markets, customer segments, and business opportunities.
- Build relationships with property owners, developers, investors, corporate clients, and other strategic partners.
- Explore opportunities for property listing acquisition and exclusive mandates.
- Develop referral and partnership networks to increase business opportunities.
- Represent the Company at property exhibitions, networking events, inspections, and other relevant industry events.
5. Property Listings & Portfolio Management
- Ensure the branch maintains an adequate pipeline of quality property listings.
- Work with property owners and developers to secure suitable properties for sale or lease.
- Ensure property information, pricing, documentation, and availability are accurate and up to date.
- Ensure agents have sufficient knowledge of all properties being marketed.
- Monitor the performance of individual property listings.
- Ensure properties are marketed through approved Company channels and platforms.
key Performance Indicators:
- Monthly and quarterly sales revenue.
- Achievement of branch sales targets.
- Number and value of properties sold or leased.
- Number of qualified leads generated.
- Lead-to-client conversion rate.
- Number and value of new property listings acquired.
- Agent productivity and target achievement.
Requirements:
- Bachelor's degree or equivalent qualification in Real Estate, Business Administration, Marketing, Estate Management, or a related field.
- Minimum of 3–5 years' experience in real estate sales, with at least 2 years in a supervisory or managerial role.
- Proven track record of achieving real estate sales targets.
- Strong understanding of the property market and real estate sales process.
- Experience managing and developing real estate agents or sales teams.
- Strong negotiation and closing skills.
- Existing network of property buyers, investors, developers, landlords, or other real estate stakeholders is an advantage.
- Proficiency in Microsoft Office, CRM systems, property portals, and digital sales tools.
