COMPANY OVERVIEW

A company that manages luxury residential accommodation in Abuja wishes to employ a full-time Facility Manager at an upscale apartment building in Maitama.

 

JOB TITLE

Facility Manager (Full-time)

 

REPORTS TO

CEO

 

JOB PURPOSE

The Facility Manager role is for a self-starter who will oversee the daily operations of a residential complex.  Working with a multi-disciplinary team of workers and contractors, this person will be responsible for the maintenance and care of the property and will be the interface between the building’s tenants and the property management company.

 

COMPETENCIES

The successful candidate must be proficient in English with excellent written and verbal

communication skills.  In addition, they must demonstrate the following knowledge, skills, and

abilities:

 

Communication and Interpersonal Skills

-       Establishing professional relationships with tenants, visitors, and workers

-       Approaching interpersonal interactions with a positive customer-service mindset

-       Drafting work contracts, correspondence, and detailed reports using Microsoft Office applications, particularly Microsoft Word and Microsoft Excel

-       Using IT tools including e-mail, the internet, and search engines

-       Keeping accurate equipment and facility user guides/manuals and logs of repairs and incidents

-       Negotiating with contractors to attain cost-effective quotations for jobs

-       Notifying tenants of intended works that may cause noise or other disruptions

 

Organization

-       Demonstrating excellent time-management capabilities with the initiative to prioritize work to maximize tenants’ comfort and safety

-       Multi-tasking, adapting to change and maintaining composure in stressful situations

-       Ensuring all maintenance works are done to meet health and safety standards

-       Paying very close attention to detail to detect any flaws, repairs, or other problems

-       Directing parking space allocation, waste disposal, etc.

 

Supervision

-       Managing cross-functional teams to always ensure fully operational equipment and an impeccable environment

-       Providing guidance and instruction to staff and contractors in the execution of their duties

-       Motivating workers to maximize their performance

-       Planning detailed work schedules and delegating duties to ensure the most efficient use of time and resources


Problem-solving

-       Demonstrating proactive behavior in resolving minor issues in-house, and escalating only when necessary

-       Inspecting building and surroundings daily and arranging preventive maintenance on facilities

-       Troubleshooting problems, planning, and implementing efficient and effective solutions

-       Responding promptly to queries and/or complaints and keeping stakeholders updated

-       Resolving disputes regarding the execution of jobs

-       Managing interpersonal conflicts as they may arise

-       Using good judgment and discretion to handle sensitive matters

 

Financial Management

-       Managing  budgets, book-keeping and ensuring cost-effectiveness

-       Preparing weekly and monthly expense reports and written requisitions for upcoming payments

-       Vetting purchase requests and ensuring supplier and contractor invoices are detailed and accurate

 

EDUCATION

Minimum HND in Engineering, Estate Management, or related field.  Relevant professional                                    

certifications would be an asset.

 

EXPERIENCE

2 years experience     

 

SALARY

Starting salary of N160,000 per month
