The General Manager is accountable to make sure all apartment homes and town houses are prepared for new resident move-ins and ensures for a smooth move-out process, when applicable. This entails scheduling, inventory control, upgrades / quality control, procurement, work orders, and preventive maintenance responsibilities to maintain the property to the highest standard. 

The General Manager oversees the purchases and sales of properties. They must be knowledgeable of tax laws, zoning laws and regulations, property values, demographics, and real estate trends in order to determine a property investment value. In addition, the General Manager will do the negotiating for a property and draw up real estate contracts.

 

Responsibilities:

  • Manages life cycle of each service request to maintain the company response times delivered by the Director of Project Management
  • Effective and efficient management of capital projects
  • Takes a proactive role in the preparation and maintenance of all service requests
  • Follows strict best practices procedures for emergency work orders 
  • Manages the turnover/upgrade schedule and improvements, purchase orders and vendor invoices
  • Manages the annual property fire inspections, quarterly drills (committee) and trains all employees' in proper fire drill procedures 
  • Supervises and manages the use of the Keyless Access Card and Keytrack systems 
  • Manages renewals and updating of all permits, certifications and compliance requirements 
  • Manages paint and renovations schedule for the apartments
  • Manages and monitors building surveillance camera systems
  • Attends and participates in weekly managers' meetings 
  • Works with Leasing, Human Resources and Administrative staff on all letters and notices to residents concerning building operations matters 
  • Provides excellent customer service to internal and external customers 
  • Manages and ensures all tenant complaints are resolved
  • Manages the tenant move-out process and procedures
  • Acts as the On-Call Manager after hours Monday thru Friday; responsible for responding to all emergency situations 
  • Manages the resolution of all resident requests; approves any changes/improvements requested at their own expense, based on company policies and procedures
  • Manages all back charges to residents
  • Manages the work performance of the Communications Specialist/Receptionist staff, Resident Relations Specialists and Facilities Administrator
  • Manages internal staff and third party vendors' management 
  • Reviews and approves timesheets and vacation requests for direct reports
  • Manages the front desk coverage when employees are either sick, on vacation or when a position is vacant
  • Reviews/Approves all engineering, janitorial, landscaping and doormen coverage
  • Performs annual (internal) employee reviews 
  • Administrative:
  • Administers, tracks, and reports all billable work orders to the Accounting Department
  • Works with the Leasing Department on the move-out check list and coordination
  • Assists management in creating the annual budgets
  • Assists management in creating standard operation procedures 
  • Assists in special project rollouts (if needed)
  • Completes assigned tasks and projects

Requirements:

  • Minimum of a Bsc
  • Years of Experience: 5-7 years
